Oh boy! I am so excited! San Bruno Park puts on concerts every Friday in August starting at 6:00 pm

For the last two summers I made homemade gourmet popcorn and put them in sandwhich bags for my kids to sell for .50 cents each. They were so darn cute! My 4 year old daughter carried her metal pail full of popcorn and my 8 year old son collected the money! I have pictures somewhere that I need to find and post!

Anyways, this year’s 2009 schedule looks like this:

Aug 7th- Livewire (Dance Party Band)

Aug 14- Unauthorized Rolling Stones (Tribute Band)

Aug 21- Cocktail Monkeys (Classic Rock, Pop, Variety)

Aug 28 Dave Crimmen (50’s Rock n Roll)

San Bruno Real Estate “Shake Up”!

From the Skycrest Village, new homes in San Bruno, to the bank owned fixer uppers, San Bruno homes for sale are feeling the shift of a real estate “shake up”! Inventory over the past few weeks has dwindled down to a mere 40 homes for sale and 15 condos. That’s not too many when you consider that San Bruno consists of 14,677 households.

 

Over the past 2 weeks 14 homes have “pending sales”. That’s one sale per day in just 2 weeks! We haven’t seen movement in the market like that in quite some time. The recent average sale price according to the San Mateo County MLS (Multiple Listing Service) is $470,000.

Currently, there are 2 two bedroom condos for sale at the Peninsula Place Condominium complex listed at $279,000. Great opportunity for investment or living in close proximity to the airport and San Francisco. There are also still some great little ranch style homes for sale in the $300,000 range.

San Bruno real estate is prime property because of its nice weather, living on the better side of a fog belt, it’s closeness to San Francisco and all of the conveniences and comforts of living in community that cares about its citizens. People are drawn to San Bruno for it’s rich and diverse cultures, awesome parks and recreation activites, and dedicated school system, as well.

It’s great to see this activity in the market. It’s not centralized to the lower priced homes, either! Recently, I was involved in a “bidding war” for a house in the Rollingwood area of San Bruno which was handsomely priced at $564,000. This was a 4 bedroom, 2 bath home in average shape. We were up against 5 offers in less that one week!

The lower priced homes do generally get more multiple offers and a lot of them are being bought “all cash”. Imagine that! I think the real estate “slow down” in San Bruno has pick up the pace and has buyers and sellers making new decisions of whether or not to buy or sell. It’s a win win situation for both sides, it seems to me!
 

 

Signs of a Real Estate Rebound

I am not one of profound wisdom, but I am hearing some positive signs of real estate making a turn around, a turn around for the better! Basically, the thinking goes like this, “Hmmm, real estate values are down, not only do I still have my job but I have some cash sitting around, and rates are very low – and may not go lower. So maybe I will stop renting and buy a place (or pick up that non-owner occupied property, or that vacation home), or at least see what is out there.” The market will tell you that at some price, there is a buyer for everything.

San Francisco, the San Mateo Peninsula, East Bay and South Bay are experiencing a surge in homebuyers who are jumping off the fence to try and get their hands on property that they could have only wished they could afford a few years ago. 10 Reasons to buy a home in San Bruno

I wrote something like this before but it’s been awhile! I am partial to San Bruno because I live here and my office is here as well, Prudential California Realty, San Bruno. My kids go to school within walking distance from our house, my office is only 8 blocks away, the corner store is 4 blocks away, and if we need to go San Francisco, it’s only 10 minutes away! So that would be the number one reason to buy a house in San Bruno because a home near San Francisco is desirable because a lot of people work there and don’t want a long commute, so….

 

1. San Bruno is only 10 minutes away from San Francisco

2. San Bruno has beautiful weather 60’s and sunny most of the year!

3. San Bruno has affordable home prices. Right now the lowest priced home is $245,000! They have offers on the table already, of course.

4. San Bruno has all kinds of tasty restaraunts along El Camino Real, San Mateo Ave. and at the Shops at Tanforan. Some of my favorites are Don Pico’s, La Paloma, Amma’s Curry House, Hon Lin, BJ’s, Sushi House, West Coast Cafe and the list goes on!

5. San Bruno has the Shops at Tanforan, the greatest shopping mall with Target and JC Penny, my two favorites!

6. San Bruno has an awesome school district with awesome teachers, staff, PTA’s, art and music programs, sports, after school care and more!

7. San Bruno has 2 of the largest parks on the peninsula, San Bruno City Park and San Bruno County Park. The City Park has a pool, 3 baseball diamonds, tennis courts, rec center with 100’s of different classes, playground, jogging trail, picnic tables, and different events going on all the time! The County Park is run by the state and is great for hiking!

8. San Bruno has the San Francisco Airport! We are so close, you’ll never have to worry about being stuck in traffic if you’re running late to catch your plane!

9. San Bruno is walking or bus distance to all conveniences, shopping, restaraunts, library, City Hall, movies and schools.

10. San Bruno has a really great mayor, city council, chamber of commerce, services, and support for all.

Bay Area real estate “shake up”!

Can you shake it up anymore in the East Bay right now? What I mean is, I have been showing property to different sets of clients in Pittsburg, Antioch and Hayward and all the homes have 10-20 offers on them! What the heck is going on?? I thought this was a buyer’s market!

Well, what we have observed is the real estate market in those areas have reached rock bottom!

  • In Antioch, there are two to eight year old homes listed for $199,000, bank owned REO’s that sell for up to $100,000 over the list price with 10-20 offers.
  • In Pittsburg, there are sprawling older ranch style 4 bedroom homes on 12,000 square foot lots listed at $229,000, bank owned REO’s, pending with multiple offers and back ups.
  • Hayward has some awesome deals that I don’t even want to think about right now because they are being snatched up so fast!

Now, I live and work in San Bruno and there are:

  • 10 houses for sale under $400,000- San Bruno
  • 5 houses for sale under $400,000- Daly City
  • 17 houses pending in San Bruno, SSF, Pacifica and Daly City UNDER $400,000

Now THAT’S a real estate “shake up” because we haven’t seen activity like this is a few years now!

I learned along time ago, in my waitressing days at the Hyatt Regency in Burlingame, that service with a smile makes all the difference in the world to the consumer. When service industry people like their jobs, it makes a world of difference to the worker, as well! When I switched from waitressing to real estate, it felt like almost the same job, just a different product! When I was serving drinks at the lobby bar at the Hyatt and within a few hours went to our Prudential kiosk at Tanforan, I felt like I was still behind a bar but just serving a different kind of drink! Definately a more expensive one!

Now that I am an experienced real estate agent or Realtor, I am happy to say that choosing real estate was the best career decision I ever made. I have helped people buy and sell homes all over the Bay Area from San Francisco to San Jose and all over the East Bay from Antioch to Fremont. I have enjoyed every minute, every step of the way and I look forward to many more!
I have a family and we have established ourselves in San Bruno, it only made sense to me to become a part of the community as much as possible and carry on those service lessons that I learned at the Hyatt, especially since I love using those skills. I am on the Allen Elementary School PTA, the San Bruno Chamber of Commerce Board of Directors, I go to every San Bruno Concert in the Park in August, swimming lessons, baseball games, soccer games, and most recently I am entered in our San Mateo County Association of Realtors arm wrestling contest! Holy Moly! What am I getting myself into!

“Bouncing Along the Bottom”

Last month I attended the Inman Real Estate Conference at the Palace Hotel in San Francisco. It was so cool because I got to listen to different panels of experts talk about the state of the real estate market, new and improved real estate technology, and a lot about blogging and websites.

It was interesting hearing from some of the econimists in the “Bear vs. Bull” panel where on a positive note, experts expect the housing market to “bounce along the bottom” for the next year and a half or more! WOW! If that analogy is true then this would make it a great time to buy a home as long as you qualify! If you don’t know if you qualify for a home loan or what your monthly payment would be it would be a good idea to find out! It doesn’t hurt or cost anything to try!

San Bruno has 7 homes for sale under $400,000, South San Francisco has 1 or 2 and Daly City has about 8. Those prices haven’t been seen around here since 2003!

San Bruno Concerts in the Park FUN!!

So far we have been to all 2 of the concerts this month. This Friday is the Tom Petty tribute and I am looking forward to that. There are still 3 more to go and then we are going to have movie night inthe park during the month of September!!

This is the first year my kids have sold popcorn at the concert for 50 cents a bag. Its my special gourmet recipe and it been a real hit! They walk around with my husband’s metal Corona bucket with sandwhich bags full of popcorn. Its such a joy to see their sales skills in action so early! Ha!

So, we have been hanging out on our big blue blanket with friends, eating french bread and cheese, letting the kids run around like puppy dogs, and movin’ to the music. Its so much fun! Its such a great way to end the week. I live for San Bruno concerts in the park! YaHOO!

Can you really buy a house at the San Mateo County Fair?

The San Mateo County Fair runs from Aug. 8th- Aug. 17. Our office has a booth and we have been really busy answering questions about  home prices, loans, REO’s, short sales and all kinds of stuff! Its a casual environment not like the tidy, quiet and clean office we’re accustomed to. Its fun to chat with people at the fair because the atmosphere is not so “closed in”. We have a binder of homes for sale that fair goers can flip through and get a good idea of what homes are selling for in their favorite neighborhoods. Come join us at the fair! We’ll even sign you up to win an iPod nano!

If you haven’t been to San Bruno’s August concerts in San Bruno Park, then you don’t know what you’re missing! This is a great opportunity to meet San Bruno people, see friend’s from school or the neighborhood, and relax.

 

Children are invited. Families and friends bring dinner or snacks. We lay out big blankets to sit on and enjoy the night away. The weather is always pleasant until the sun goes down so it’s best to bring along some sweatshirts!

Well, it looks like a great time to negotiate a purchase of a home in San Bruno! There’s one that just popped up for $524,000 on Jenevein Ave. That’s the lowest in a few years! Right now there are 5 single family homes for sale under $500,000. I wonder when it’s going to hit it’s lowest? Does anybody have any ideas?
